Why Whole House Rewiring

Why Whole House Rewiring

Whole house rewiring is a large project which is becoming more necessary in Emporia, Kansas and surrounding areas. Today’s electronics demand more power our older homes no longer can handle that demand making it more dangerous, rewiring your whole house is the best way to make sure that you, your family, and pets are safe. We recommend hiring an experienced electrician to make sure your house is up to code, and you are able to use all of your gadgets that you want at anytime.

Lack of Outlets

Because older homes have few electrical outlets which can be challenging. Having only one outlet per room can really become a huge pain. While new constructed houses have an outlet every six to eight feet, old ones don’t unless they have been rewired.

House Age

Even some homes built over thirty five years ago are not able to keep up with current electrical demands with our modern day electronics. Therefore, a local electrician can check your wiring and let you know if your home requires an electrical upgrade.

Electronic Malfunctions

Sometimes stress from your appliances is too much for your wiring to handle. Are your lights flickering regularly, that too means you might be dealing with power surges.

Increase Value

Getting ready to sell your home?? Rewiring the house can be a great way to increase home value. Because too many sellers lose money when their old house has crappy wiring. You can help increase the market value and make sure that the house is as safe as possible for the new owners.

Do not look at your house rewiring as an expense, it is an investment keeping you and your loved ones safe.  So call an electrical expert in Emporia, KS and find out how they can easily bring your house up to code.

City of Lakes

City of Lakes

New Strawn, Kansas is truly the City of Lakes (Three Lakes to be exact). New Strawn is the newest City in Coffey County, Kansas. First settled in 1961, and incorporated in 1970, the City was built when the construction of John Redmond Dam and Reservoir forced residents of the original City of Strawn to relocate.

New Strawn, Kansas is located 11 miles South of Exit 155 off Interstate 35, on U.S. Highway 75. 60 miles South of Topeka via U.S. Highway 75. 110 miles southwest of Kansas City via Interstate 35 and U.S. Highway 75. 40 miles southeast of Emporia via Interstate 35 and U.S. Highway 75.

New Strawn City Lake (3.5 acres) remodeled in 1985, the pond was cleaned and piers were added.

Coffey County Lake (5,090 acres) has proven to be one of the premier fishing lakes since opening in 1996. Dedicated exclusively to fishing, Coffey County Lake has been featured on national television programs such as Jimmy Houston’s Outdoors and Bill Saiff’s Rod and Reel. Largemouth Bass and crappie can often be hooked near areas of standing timber. The open waters are home to white bass and wipers. Along the rock-lined shores you’re likely to find walleye, channel catfish, and probably the best supply of Small-mouth Bass anywhere in the Midwest.

John Redmond Reservoir (9,400 acres) was built in 1959 and lies in a broad, flat valley along the eastern edges of the gently rolling Flint Hills. This lake provides excellent opportunities for fishing and hunting. Food, bait, tackle, and fuel are available near the lake. Camping, day use, boating, and fishing are activities available to the public.

The local school district USD#244 and Coffey County Hospital are five minutes away South of New Strawn on U.S. Highway 75.

Access To Internet (Fiber) Improves Real Estate Value

Access To Internet (Fiber) Improves Real Estate Value

For the last few years I have been watching Emporia, Kansas as ValuNet Fiber was starting to roll-out their fiber network. They kept talking about better Internet speeds and value they were going to bring Emporia. I would see them slowly roll-out one neighborhood at a time. Then they would light up another neighborhood, then another for the next two years. The value they brought was more than the cost of the Internet. It was adding value to real estate and lives. It changed the way people lived and did business in Emporia, Kansas. ValuNet had a section on their website ‘Is Your Neighborhood Lit?” their website traffic started increasing daily. Then I noticed something Realtors® were being asked ‘Does this house have ValuNet?’ Buyers want faster Internet period. The same thing is happening in Coffey County, Kansas home buyers want faster and reliable Internet speeds. MT Networks another fiber provider is working on lighting up Burlington, Lebo, LeRoy, New Strawn, and Waverly. I work from home so fast Internet is extremely important to me, no one likes slow moving cable. It’s all about (FTTH) Fiber-To-The-Home.

The real estate business used to be all about ‘location, location, location’ but things have changed dramatically over the years. The ‘location’ principle is no longer as important because of changing times and priorities. The Internet has become one the most important aspects of our daily life. People no longer have to be within short distances in order to communicate with each other. Work collaboration can be done online through internet. Easy access to these communication tools are what most people look for when deciding on real estate nowadays. Today, commercial and residential property tenants consider high speed internet and cloud access as a non-negotiable factor in choosing prime real estate. Landlords can keep a leg up on their competition by pushing for more accessibility to Fiber-optic internet connections in their properties.

Studies released by the Fiber To The Home Council Americas (FTTH) have shown that access to a fiber-optic Internet connection can increase a home’s value by up to 3.1%. The FTTH goes on to say that the value of having Fiber Internet accessibility is equivalent to that of adding a fireplace or a quarter of a swimming pool to a home. Additionally, a property’s value is shown to increase by 1.8% for properties that have access to Internet connectivity speeds of 1GBs or more compared to those with only 100MBs.

Even landlords and property owners where Fiber Internet is limited can help their properties by capitalizing on this untapped resource. They have the opportunity now to sink their competitors by offering Fiber Internet access in their properties.

Increasing the value of your residential and/ or commercial property is as easy as calling your local Fiber Internet Service Provider, their specialists are ready to assist you, should you have any questions or clarifications regarding Internet services (Ask For FTTH). Get started on leaving your real estate competition in the dust.

Abandoned Church Turned Into Functional Home

Abandoned Church Turned Into Functional Home

There are many abandoned buildings and churches throughout our great country. This renovation project is one of my ‘favorites’ which I share with my clients whom are looking for unique property in Kansas that can be transitioned into functional living space. Let me be clear many renovation projects are time consuming. This project is not for the faint of hearts, the owners spent 6 years to complete this beast of a project. This church is located in Oberlin, Kansas. The house contains approximately 5,200 SF of living space in a residential area within walking distance of downtown Oberlin.

I personally know the owners they are truly preservationists.
