While preparing to sell your home, there are more to selling your home than just hiring a realtor® and sticking a sign in your yard. There are preparations you should consider to help get the best offer possible in the shortest time. Let’s talk about three things you need while you are preparing to sell your home:

Repair.

Let’s fix the obvious cracks in the walls and the rattles in the radiators and/ or screeching noises coming from your AC unit. If your hardwood floors need refinishing, get those done. Why not fix those sticky squeaky doors and drawers. Finally, don’t forget to address your exterior issues such as fences/ gates, shingles/ roofing and sidewalks/ driveways. If you are lacking curb appeal, some buyers may never schedule an appointment to look inside.

Neutralize.

You want your buyers to visualize themselves living in the home. If you are still living with green shag carpeting and wood-paneled walls this will be much harder for them to visualize them making the home theirs. There are many homes with K-state purple walls and/ or KU red carpeting with blue walls. Replace these bold paint schemes and carpeting with neutral colors such as beige, tan, and white. Make everything look fresh and new by repainting and re-flooring.

Stage.

Let’s show the beauty of your home. Adding small details and décor touches will bring help bring out the possibilities in the various spaces throughout your home: lamps, mirrors, throw rugs and pillows, fresh flowers, decorative soaps and towels, and patio furniture. You don’t want your home interior and exterior looking dated, if it is done right, buyers will notice the beauty of your home.
